Mortgage purchase leads
Buyers who have told us their timeline and down payment, delivered to you alone.
Mortgage purchase leads are people about to buy a home who need a broker to tell them what they can actually afford. The best of them come in early, before they have talked to a bank, and the first-time buyer segment is the deepest pool. Our campaigns run under one broker's name, and each inquiry arrives with the answers you would ask for first.
- Buyers only, with timeline and down payment captured
- First-time buyers identified on the form
- Exclusive and never resold
Purchase leads, in 40 seconds
A Saturday open house, three people racing to reach the buyer, and the form that turns the first call into a pre-approval conversation.
What triggers a purchase inquiry, and what the form captures
The trigger
A lease ending in Surrey, a growing family in Brampton, a first condo in Calgary, a new build closing next year. Many are also reacting to the 30-year insured amortization now open to first-time buyers and new builds.
What the form captures
Name, phone, email, province and city. Whether it is their first home, how much they have saved, when they want to buy, and whether income is salaried or self-employed.
What you do with it
Pre-approval first, so the buyer knows a real budget. Under 20% down means an insured mortgage, and everyone is qualified at the stress test rate, so set that expectation on the first call.
What to be careful about
Never promise an approval, a rate or that a buyer will qualify. Insured mortgages have a price cap and tiered minimum down payments, so "buy with 5% down" is not true for every home. Regulators like FSRA in Ontario, BCFSA in British Columbia and the AMF in Quebec expect your brokerage name and licence details on the ad where the province requires it.
Get them through a managed Facebook campaign under your name or pay per lead, and see how it works. Related: refinance leads and HELOC leads. Built by Amplify Leads, month to month with no long contracts.
Questions brokers ask us
What counts as a purchase lead?
Someone who has told us they plan to buy, roughly when, how much they have for a down payment and whether it is their first home. The form captures those answers so your first call starts with their situation, not a list of questions.
Are first-time buyer leads worth more than other purchase leads?
Often, yes, because a first-time buyer has no bank relationship to default to and usually needs the most guidance. They also bring parents, partners and friends who are buying next. The trade-off is time: they need more handholding before they are ready to apply.
Which channel works best for purchase leads?
Facebook and Instagram reach buyers early, while they are still saving or watching listings, which is when a pre-approval conversation lands best. Google Ads catches the smaller group already searching for a broker or a pre-approval. Many brokers run both.
Can the ads promise a rate or an approval?
No. Rates move and every borrower is qualified against the stress test, so ads that promise either will not survive a regulator review. In Ontario, FSRA also expects your brokerage name and licence number on the ad, and other provinces have their own rules.
Is targeting restricted on Meta for mortgage ads?
Yes. Mortgage ads must be declared under a Special Ad Category, which removes age, gender and postal code targeting. We carry the targeting in the creative and the message instead, and we test the audience options in Ads Manager rather than assuming.
