Power of sale leads
Homeowners in default who need options now, delivered with their situation and the clock they are on.
Power of sale leads are the most time-sensitive inquiries a broker will see. The borrower is stressed, the lender is moving, and the first broker to call back with a plain explanation of the options usually wins the file. We build campaigns under your name for the provinces you work in, ask what you need to triage quickly, and deliver the inquiry to you alone.
- Province, equity, amount owed and timeline on the form
- Calm, honest ads: no promises, no scare tactics
- Exclusive to you, never resold
Power of sale leads, in 45 seconds
A notice, a running clock and a phone full of missed calls, then the respectful inquiry that reaches you with the arrears, equity and date.
Power of sale, province by province
The remedy a lender uses decides how much time the borrower has and what you can offer. We write and target each campaign for one province's process.
Ontario
Power of sale under the Mortgages Act. The lender can sell without a court order after a statutory Notice of Sale, and the borrower can redeem before the sale closes. FSRA rules on advertising apply.
BC and Alberta
BC lenders use judicial foreclosure: a court order, then a redemption period. Alberta is generally court-led as well, and we confirm the route with your lawyer before writing Alberta ads.
Quebec
No foreclosure. The creditor uses hypothecary recourses under the Civil Code, after a prior notice registered on title. Quebec campaigns are written separately for that market and its regulator, the AMF.
What the broker must be careful about
The borrower is vulnerable
Treat the first call as support, not a pitch. Explain redeeming, refinancing and selling side by side, and be honest when the equity or the timeline will not work.
Speed and paperwork
Get the lender payout figures early: arrears, interest and legal costs. These deals are often placed with private or B lenders, so line them up before the lead arrives.
Ads must carry your licence details and brokerage name where required, and never promise to save a home or stop a sale. Best paired with private mortgage leads. Related: second mortgage leads and Google ads for mortgage brokers. Or pay per lead, month to month, from Amplify Leads.
Questions brokers ask us
What is a power of sale lead?
A homeowner who is behind on their mortgage, or has received notice from the lender, and is looking for a way to bring it current, refinance or sell before the sale closes. The form captures the province, the equity, the amount owed and how much time they believe they have.
Does power of sale work the same way across Canada?
No. Ontario lenders usually use power of sale under the Mortgages Act, BC uses court foreclosure with a redemption period, and Quebec has its own hypothecary recourses with prior notice registered on title. A lead page has to name the province it serves, and so does the ad.
Can the borrower still fix it once a notice is served?
In Ontario the borrower generally stays the registered owner and can redeem before the sale closes by paying arrears, interest and costs. What is realistic depends on the file, and the lender's payout figures matter more than income. Never promise an outcome to these borrowers.
Which channel works for power of sale?
Google, mainly. People in this spot search for the problem in plain words, often late at night. Facebook can support it, but the messaging has to be calm and informational, and the targeting options are limited.
How do you keep the ads responsible?
No promises to save a home, no fear language, no ad that implies it knows the person is in default. Ads state your name, your brokerage and your licence number where the province requires them, and they promise a conversation about options only.
