MLI Select leads

Investors and developers with five-plus unit rentals, screened on the building, the plan and the timeline.

MLI Select leads are owners, buyers and builders of rental buildings with five or more units who want to see how a points-based, CMHC-insured multi-unit loan could work for their project. This is a small audience with large files, so we build the campaign around the building and the plan and deliver each inquiry to you alone. Amplify Leads is not affiliated with or endorsed by CMHC.

  • Owners and builders of five-plus unit rentals only
  • Building, plan and timeline on every lead
  • Exclusive and never resold

MLI Select leads, in 45 seconds

An investor pricing a six-unit building, the three point categories, and the inquiry that reaches one broker who knows the program.

Who asks about CMHC MLI Select, and why now

The program scores a project on affordability, energy efficiency and accessibility, and better scores can mean better terms. That makes the borrower more research-minded than a typical homebuyer, and more likely to be searching.

Buying a building

Investors moving from a fourplex or a small portfolio into their first five-plus unit purchase, comparing insured and conventional financing.

Refinancing or renewing

Owners with equity in an existing building, or a maturity coming up, who want to see whether the points can improve their terms.

Building new rental

Developers planning purpose-built rental in Calgary, Surrey, Laval or the GTA, weighing affordability commitments against financing terms.

What the form captures and what to be careful about

On the form

Building or site location, number of units, whether it is an existing building or new construction, purchase, refinance or build, the borrower's rental experience, and the timeline. You get the facts you would ask for on the first call, minus the small talk.

Licensing

The insurance is federal, but mortgage licensing is provincial. In Ontario, FSRA exempts only some dealings between non-individual permitted clients, and in BC mortgage services need a BCFSA licence. Confirm your own position with your regulator.

Advertising

Never promise loan-to-value, amortization, a premium saving or a rate. Commitments tied to affordability run for the long term, so the borrower has to be comfortable with them. Credit ads on Meta need the Special Ad Category declared, so we plan for it.

Program naming

We describe the program in plain words and never use CMHC logos or marks, or any wording that implies approval or partnership. Lenders approved by the insurer deliver the loan, and you place the file with them.

These leads sit alongside our commercial mortgage leads. The search side runs through Google Ads for mortgage brokers, and you can see the step-by-step process or read why exclusive leads matter on big files. Amplify Leads is the company behind this site: see amplifyleads.ca. Month to month, no long contracts.

Questions brokers ask us

What counts as an MLI Select lead?

An investor or developer who owns, is buying or is about to build a rental building of five or more units and wants to explore a points-based, insured multi-unit loan. The form captures the building, the plan and the timeline, so you can tell a serious file from a curious one before you call.

Which channel works for MLI Select leads?

Google Search first, because owners and developers type specific phrases such as apartment building mortgage or multifamily refinance. Beyond that, channels where you can aim at roles and company type, such as LinkedIn, make more sense than broad social reach. Volume is low by design, and we would rather send you ten real files than a hundred curious clicks.

Do you promise financing terms in the ads?

No. We never promise a loan-to-value, an amortization period, a premium or a rate. Terms depend on the building, the borrower and the points the project earns, and they change when the program rules do, so the ads invite a qualification conversation instead.

Do you use the CMHC name or logo?

We name the program in plain text so borrowers know what we are describing, and we never use the CMHC logo, official marks or wording that suggests approval. Amplify Leads is not affiliated with or endorsed by CMHC.

Can I get these leads pay per lead?

Yes. You can run a managed campaign under your own name, or pay per lead in the provinces you work in. Either way each inquiry goes to you alone and is never resold. Book a free strategy call and we will tell you honestly whether your market has enough rental stock to support it.
